You may have heard the claim that paying higher commissions leads to a higher sales price for your home. Simply put: that’s a myth. Paying more doesn’t mean you’ll get more. At Atomic Realty, we focus on delivering real value, not inflated fees.

For Buyers our goal is to find an acceptable home at a fair price and fair terms.

  2. Can sell your house for any more money or,  
  3. Can provide you any better service than Atomic Realty. 
  4. The only thing that may be substantially different is the commission you pay.

  Full service, full time listing and marketing for $599 +1.5%.

 When we list a home we;


1) Market your home on the MLS, Zillow, Realtor.com, and others,

2) Take high quality photos. We own professional grade cameras. 

3) Create a 3D walkthrough of your property. Which buyers can measure rooms online

4) Provide a floor plan to share with buyers.

5) Provide “For Sale” signs and directional signs. 

6) Market your home on social media.

7) Showcase your home with open houses.

8) Coordinate all showings, with Buyers and Brokers.

9) Present, discuss, and provide insight into ALL offers, counters, disclosures, tax docs, HOAs, etc.

10) Coordinate with Buyer’s and their Brokers following up with all the parties of the transaction to make sure it is timely and working to close.

11) Coordinate private party inspections, appraisals, and the other parts of the transaction. 

12) Atomic Realty will coordinate with all the institutional parties in the transaction, Banks, Title Companies, and other Brokers..

 





 The marketing you receive from company to company will be very similar, as there are only so many effective venues to market your property.   What does differ is the Broker’s responsiveness to your needs, the personalized service you receive, and the amount of commission you pay.  


SELLERS -Why do people use other companies?  Perhaps their friend works there, perhaps they are told they will get better service,


We understand you may want to consider other brokers, you should.  We encourage you to compare what Atomic Realty does and charges to others and choose what works best for you. Generally the commission you pay has NO relation to the service you receive. Ask them to provide a list of what unique service they provide and to ask them to negotiate their commission. Compare that to what Atomic Realty does and charges.

The rules for Realtors selling changed. As time moves forward the process of selling transforms and adapts to market conditions and  client expectations. 

The NEW RULES FOR REALTORS -THE BOTTOM LINE – Sellers pay their broker and buyers pay their broker. 


THE SELLER’S WRITTEN AGREEMENT -Sellers will pay their listing broker for listing and marketing their home. ( Atomic charges $599 +1.5% to list and market your home – that’s all.) you can pay more but you won’t get more.


BUYERS MUST HAVE A WRITTEN AGREEMENTTO BE SHOWN OR MAKE OFFERS ON HOMES. The agreement with contain.

Duration – Most will require you to work with no other broker for 6-12 months (At Atomic cancel anytime, read our agreement under the "buyer's" tab on AtomicRealty.net)


Buyer Broker commission. Buyers will have a written agreement to pay their broker a fee for representing them in the transaction.  SOMETIMES THE BUYER WILL ASK FOR A SELLERS CONCESSION TO PAY THEIR BROKER, SOMETIMES THEY PAY FROM THEIR OWN FUNDS.
