We believe selling or buying a home is, and should be, a data driven process. Our philosophy is to help people sell and buy homes at the best price and best terms the parties can agree upon. By offering sellers a sensible commission, our sellers often net more money or have more negotiation room with buyers than they would with other brokerages.
Some big box brokers will say "a storefront legitimizes a business". An easy response is: Are Amazon, Redfin, or Ebay legitimate? Brokerages with expensive storefronts must pay for it. AND THEY PAY FOR IT WITH YOUR MONEY! With the advent of the internet and electronic devices, storefronts are an expensive, inefficient and out dated way of doing business which sellers and buyers are paying for with their commissions. We don't have them and you don't pay for them.
When selling your home, why would you ever have a need to go to a real estate office? The Broker meets you at your home with information, contracts, and for sale signs. The marketing is mostly done on the internet. You never need to go to their storefront. Why would you want to pay for it?
If you are buying a home, NO ONE searches for properties by going to a real estate office and pouring through books anymore. People search for and view properties using photos and videos displayed on the internet, then people text, email or call a real estate agent (HOPEFULLY US) to show those properties. We then meet at the properties you want to see. Why would you waste your time meeting at an office?
Before the internet, obtaining sufficient exposure for a home was challenging. Brokers advertised in the local newspapers, regional magazines and produced mailers. This was the extent of the exposure one could expect. These efforts were extremely expensive and time consuming.
Now the vast bulk of buyers identify homes using Realtor.com. Zillow, Facebook, and Instagram. Having an office and Advertising homes in the local newspaper, regional magazines and mailers is minimally effective.

Answer- NO, NO, NO. While from company to company there are always minor differences in marketing , we ARE A FULL TIME FULL-SERVICE COMPANY and do everything all full-service companies do.
Some Brokers may attempt to mislead you and call Atomic Realty a “discount brokerage”, implying our services are lesser. Not so, we are a FULL SRVICE real estate company. Ask for a list of their services, and ask what they charge and why. All we ask of you is you compare our services and prices to theirs and do what is best for you.
All we have to sell is our time, experience, and expertise. We believe everyone deserves to make a living, including us, and we want to save you the most money yet still make a living.
If you have listed your home with Atomic at $599 + 1.5% and a buyer that is working with Atomic or an unrepresented buyer wants to buy your home we charge the buyer an additional $599, that’s it, no other buyer brokerage charges. (You pay $599+1.5% to Atomic to list and market your home and an Atomic represented buyer pays only an additional $599.)
HOWEVER, Now, buyers MUST have a brokerage agreement with their broker. If a buyer comes from brokerage X, brokerage X may ask you to pay their buyer’s commission. (Thus, you pay $599+1.5% to Atomic to list and market your home and the buyer may ask you to pay their broker, broker X in the purchase agreement.)
Answer- Yes – We would write a Buyers contract for 599+1.5% doing all the paperwork and transaction management for $599 + 1.5%. If you are consider using one of these limited service companies yet doing all the work yourself, why not use Atomic Realty at $599 and 1.5% and we handle everything
Answer - The short answer is no. To review other people’s contracts would be practicing law, you should seek an attorney to review legal documents you created. What we can do is not use your documents and complete all the documents which we have available as Realtors and do the entire the entire transaction, managing all the parties and documents for both the Seller and Buyer, for only $599 plus 1.5%.
A great question – here is a kind of dull answer. Agency (Where you represent only one party) creates fiduciary duties. A single party's agent has the fudicary duties of Reasonable care, Accounting, Notification, Obedience, and Loyalty. None of these are unreasonable but it impossible to serve both the Buyer and Seller thus we serve as a transaction broker, serving the transaction, not an individual. However,
A Transaction Broker works to complete the transaction not specifically representing only the Buyer or Seller but still owes both the Seller and Buyer the duties of honest and fair dealing, no conflicts of interest, and keeping all confidential information from either party confidential, account for moneys, and notify of all offers. In New Mexico most brokers and brokerages work as Transaction Brokers.
The logic behind this is – If I a Broker has an agency relationship with the Seller, and if that Broker has a Buyer waiting for a house, just like yours, the Broker may have to tell the Buyer "I work only for the Seller and can't show you the house" the odds are they will likely never look at the house and the you may lose a great buyer. The bottom line is, as a Seller, do you want a Broker not to show your home to a Buyer merely because of fudicary duty?
Answer - Yes we do and yes we have. While there are fewer venues to market commercial properties we will work with you on a plan that will be individualized to your commercial properties. We have sold convience stores, mobile home parks and office buildings.
Do we sell businesses without the real property? Yes we do. With good financials there are outlets we can market to.
