Prior to listing with us, If YOU have ALREADY found your buyer, (Thus a For Sale By Owner) and that buyer is unrepresented by another Broker, but you are both uncomfortable with the sometimes complex selling process, Atomic Realty can manage all the banks, buyers, inspectors, title companies and of course all the paperwork for both you and your buyer, bringing the sale to "close."
For this we charge for the sensible commission of a $599 " transaction engagement fee" (this fee is non-refundable whether the transaction closes or not.) and 1% at closing. That's it. (A TOTAL COMMISSION OF $599 +1%, not each party but total. )
Sellers:
If YOU do all your marketing and YOU find your Buyer and no other Broker is involved - thus you are a "FOR SALE BY OWNER", We can manage the entire transaction for both you and your Buyer ($599 +1%). However, if you have already listed for "full service" or If another Broker is involved generally the other Broker will want to be paid as well. We can still proceed but the commission is $599 and 4% (We pay the other Broker 2.5% of the 4%, leaving us 1.5%.)
Buyers:
If you have found a FSBO that you wish to buy, and no other Broker is involved, again we will manage the entire transaction, for both the Buyer and the Seller. (Total $599 +1%)
What our FSBO Assistance services cost;
Either the Seller or Buyer (or sometimes they split the cost) pays Atomic Realty:
1) A transaction engagement / management fee of $599 (non-refundable whether the transaction closes or not.) and
2) A 1% commission at closing. That's it - Sensible commission!
A) Atomic Realty will work as a "Transaction Broker", we will manage all the parties in the transaction (Title Companies, Banks, Counties) and all the other complexities of the transaction.
B) Of course Atomic Realty will manage all the necessary paperwork.
C) If for any reason your sale doesn't close we will waive the $599 non-refundable transaction management fee to apply to your next buyer or apply to our 599$ +4% plan.
D) All we have to sell is our time, our experience and our expertise. We believe everyone deserves to make a living, including us, and we know the following is a bit confusing but we want to save you the most money yet still make a living.
Q1) Often we are asked by Sellers "if a Buyer comes to me and I have already listed on your FULL SERVICE $599 + 4% plan can I just switch to the $599 +1% plan?"
A1) The short answer is no, once we have begun our time in marketing preparation (photos, 3d, the mls, etc.) we would like to be paid for it.
HOWEVER, if prior to listing on the $599 +4% plan if you have a Buyer you have been working with, give us their contact information we will contact them and see if they want to move forward. (This we will do under the $599 & 1%) But remember once we start the marketing process (listing contract, photos, 3d photos, create a floorplan etc.) or if your Buyer brings another Broker into the transaction we charge a fair $599 + 4%.
Q2) Should you use a Broker at all?
A2) We are somewhat biased, but really, do you have the time and desire to market your property to get the best terms and most money? Atomic Realty will save you time, and frustration. You will NOT have to take time out of your day to manage the logistics selling.
